Contra Costa and Alameda County Months of Inventory for Unsold Properties

For the cities of Alamo, Antioch, Blackhawk, Brentwood, Clayton, Concord, Danville, Diablo, Lafayette, Martinez, Moraga, Orinda, Pittsburg, Pleasant Hill, Rossmoor, San Ramon, Walnut Creek, Dublin, Livermore and Pleasanton.
We calculate the months of inventory by dividing the number of active listings in a city by the number of properties that went Pending in that same city in the last 30 days. This gives us an idea of how long it's taking to sell the average home. Keep in mind that each month of the year also has a rating factor from 1 to 12. December and January are usually the number 11 and 12 months (slowest activity). April, May and June are usually the number 1, 2 and 3 months (most activity), for selling homes. The reason is that most families put their home on the market in April and May hoping they will have it sold by the time the kids get out of school.
I included the average selling price (in 2006), for single family homes for the cities listed. The column to the immediate right is the total number of active listings on the date the chart was last updated. To the right of that is the number of listings that have gone Pending during the last 30 days . The last column on the right contains the "Months of Inventory" for that city. Active Listings divided by Pending Sales in the last 30 days = Months of Inventory.
